Apartments have consistently outperformed all other sectors in commercial real estate both during and since the 2008 recession. Since the recession and low interest rate environment, apartment construction slowly returned and has continued to grow today.

Almost no apartment buildings were constructed between the years of 1985 and 2000 as developers found better returns on their investment in the form of suburban housing developments and, more recently, condominiums. Canada’s apartment stock froze in time and got progressively older and more dated as the years went on. The long hibernation of apartment development is over and the conditions to build apartments, from both a renters and investor’s standpoint, is strong.

Apartments proved their resilience during the pandemic shutdown, while other real estate classes suffered. Apartments are not just recession-proof but are now pandemic-proof!

There are approximately 1000 apartment projects in various stages of development in Canada today. Renter demand and institutional investor demand, exceeds this new capacity. The shift to new apartment construction is happening largely because of supply and demand. More than that, this lack of new supply aged the average apartment stock, so that any new construction that opens today automatically enters at or near the top of the market.

Many developers who face an uncertain future in their asset class, such as hotel, retail, and condo, are pivoting to rental apartment development. As for demand, in addition to apartments failing to keep up with population growth, we are today seeing a shift in the priorities of traditional homebuyers. Young people who used to leave home to buy a house in the suburbs now want to live closer to their jobs, to schools and to amenities. The commutes have become too long, and urban living has become fashionable.
