JFRDC represents the convergence of high-performance engineering and strategic real estate development. Founded by Oliver Kuttner—an IMSA racer and winner of the Progressive Insurance Automotive X PRIZE—the park applies the principles of racing optimization to digital infrastructure.
With a 20-year legacy of transforming the skylines of Charlottesville and Lynchburg, Kuttner has pivoted his expertise in energy efficiency and complex permitting to solve the "thermal ceiling" facing the AI industry. JFRDC leverages a 129-acre former foundry site—equipped with its own substation and massive water rights—to deliver the Universal Thermal Optimization System (UTOS).
By utilizing gravity-fed hydraulics and high-density architecture, JFRDC offers the most power-dense and thermally resilient campus in the Mid-Atlantic, purpose-built for the next generation of AI and hyperscale compute.
