Paul Fiorilla is Director of Research at Yardi Matrix, with 30 years of experience as a researcher and analyst in commercial real estate. At Yardi, he oversees publishing of thought leadership research for multifamily, affordable housing and SFR-BTR and is a regular speaker at industry events. Before joining Yardi in 2015, he spent six years as an investment vice president in the research group of Prudential Real Estate Investors (now PGIM), and for 12 years covered CMBS and CRE capital markets for Commercial Mortgage Alert in Hoboken.

Paul is an active member of industry trade groups including the Urban Land Institute, CRE Finance Council, Pension Real Estate Association (PREA), National Multifamily Housing Council, National Association for Business Economics and National Council of Real Estate Investment Fiduciaries (NCREIF). He is a member of the ULI’s Affordable and Workforce Housing Council and a contributing author to the ULI/PWC’s annual Emerging Trends outlook. He also has served as volunteer editor in chief for the CRE Finance Council’s magazine, CRE Finance World, for more than 15 years. He regularly contributes articles to industry trade publications including PREA Quarterly, Institutional Investor’s Real Assets Adviser, and Summit Journal (published by the Association of Foreign Investors in Real Estate).
