Nick Branum is the Vice President of Land Development for Lennar’s Indianapolis Division, where he leads the strategic planning, acquisition, and development of land to support long-term growth and community delivery across the division. In this role, he oversees entitlement strategy, development execution, capital deployment, and cross-functional coordination to deliver high-quality, sustainable communities aligned with Lennar’s operational and financial objectives.
Nick brings more than a decade of residential land development and homebuilding experience across a broad range of U.S. housing markets. During his tenure with Lennar, he has held progressively senior leadership roles supporting divisions throughout the Southeast, the Midwest, and the Mid-Atlantic. Most notably, he played a key leadership role within the Parker Region, where he supported land development operations across a highly diverse footprint that included Minnesota, Chicago, Indianapolis, Nashville, Alabama, Atlanta, North and South Carolina, Virginia, Maryland, West Virginia, Delaware, Pennsylvania, New Jersey, and New York. This experience provided deep exposure to varying entitlement environments, regulatory frameworks, land economics, and development models—from urban infill and suburban growth markets to complex, highly regulated coastal and Northeast jurisdictions.
Prior to Lennar, Nick held land development and environmental roles with Beazer Homes and Water Quality & Erosion Control of Tennessee, building a strong foundation in environmental compliance, site development coordination, and field operations. He is known for his disciplined, data-driven approach, strong ownership mindset, and ability to align land strategy with broader business goals while driving process improvements and cross-functional collaboration.
Nick is a graduate of the University of Tennessee, where he earned a Bachelor of Science in Geology and Political Science. A former collegiate football player and letterman, he brings a competitive, team-oriented leadership style rooted in accountability, preparation, and long-term value creation.
