Ross HubbardCo-Founder, Acquisitions & Asset Management at Sage Investment GroupSpeaker
Profile
Ross is responsible for Acquisitions, Operations, and is a Co-Founder of Sage Investment Group, alongside his wife, Emily Hubbard, in Kirkland, WA.
In his role, Ross oversees acquisitions for Sage Investment Group, cultivating a network of brokers, wholesalers, and industry professionals to ensure a continuous pipeline of off-market opportunities. His focus is on identifying new hotels with higher and better use potential, ready for conversion into multi-family properties. Ross works closely with his team of acquisition specialists to evaluate inventory, analyze opportunities, and secure contracts for final feasibility. As part of the investment committee, Ross plays a key role in mitigating risk and ensuring that potential acquisitions meet or exceed Sage Investment Group's minimum underwriting criteria.
In addition to acquisitions, Ross is responsible for the Operations team at Sage, managing a specialized group of design, architecture, and construction professionals. The Operations team executes each property-level business plan, with clear metrics aimed at ensuring projects are completed on time and within budget. Their goal is to deliver high-quality, attainable housing for tenants. The design, planning, and architectural engineering teams focus on value-engineered projects that achieve superior outcomes, delivering finished units at a fraction of the cost typically seen in the fair market construction industry. By procuring materials and designing properties specifically for each project, they create amenities that rival those of A-class apartment communities. These naturally attainable housing units, with rental rates ranging from 65% to 100% AMI, are developed from previously operating hotels purchased at a low basis, generating profitable investment opportunities for high growth, developing communities in need of housing.
At Sage Investment Group, the focus is on building wealth for investors by providing high-quality, naturally attainable housing in markets where supply is limited. Serving tenants is paramount to the company’s success as they transform hotels into resort-style apartment communities.
With a deep passion for real estate, Ross has been an investor in SFR and MFR properties since 2010 and continues to expand his portfolio, which now includes over 2,700 units with an appraised market value of $318M and an estimated $398M after renovation value.
Serving both communities and investors, Ross is gratified by the opportunity to help others provide housing for their families while also enabling them to reclaim the most precious commodity: time.
Ross is a licensed Real Estate Professional in Washington State.
