We are actively seeking partners to invest in our multi-family real estate projects. Our clients are institutional or accredited individuals. We offer our partners solid cash-flowing equity programs secured by real estate with passive income, diversification, safety of principal and equity appreciation for their investment funds, 1031 exchange proceeds or self-directed IRA funds.
Our focus is acquiring multi-family and student housing properties in quality locations. We specifically seek assets that require a value-add component such as physical upgrades, increases in occupancy or rents, and greater operational efficiency. Our property management partners' operating procedures are proven methodologies to optimize a property's value. These properties are generally off-market and are sourced by our broker network and industry relationships.

We are seeking sources of stabilized and value-add apartment properties of 150+ units and reposition them by 1) adding capital improvements and 2) reducing expenses by creating operational efficiencies through the implementation of institutionalized property management. We generally seek to sell as a stabilized asset within five to seven years.
Acquisition Criteria:
Property Type: Garden Style Apartments (preferred)
Asset Class: B+ to C+ (Primary focus is C class assets in B locations!)
Location Quality: A+ to C+ (prefer transitioning neighborhoods)
Property Size: 150+ units; single asset or portfolios
Pricing: $2.0M to $50M+
Property Vintage: 60's to 90's +
Investment Objectives: We have yield requirements that are commensurate with the risks and opportunities presented by each property. We focuses on sub-markets of growth and stability with “barriers to entry” and/or properties available below replacement cost and market value. Additionally, we prefer stabilized properties (min 85% occupancy) requiring a renovation or upgrade where the property’s grade or class is below that of the other competitive properties in its market.
