We focus on small-format housing, using Accessory Dwelling Units (ADUs) and condominium law (AB 1033) to create missing middle housing inside existing neighborhoods. Projects span single-family residential, multifamily, and small-lot subdivisions. Regardless of type, the goal is singular: smaller housing that is better housing.

As a developer and licensed general contractor, we underwrite, entitle, design, and build our own projects across Orange County and Los Angeles. Our library of standard plans is pre-approved in multiple jurisdictions, compressing design and approval timelines. We also work as a fee developer for owners and institutions, at any stage from acquisition through delivery, bringing principal-side judgment to feasibility, underwriting, entitlement strategy, design management, and construction.
