Susan Goulding is the Broker/Owner of Crown Key Realty, a property management and real estate company she founded in 2010 after starting her career in 2007 with Keller Williams. She expanded into property management in 2012 and now oversees more than 200 homes across California’s Central Valley, maintaining an eviction rate of less than 1%.

Susan is known for building systems that reduce risk, streamline maintenance, and create consistency at scale. She is passionate about helping others create a business—not just a job—by implementing clear processes and boundaries that allow owners to step out of the day-to-day operations while maintaining control and performance.

Her approach is rooted in strong documentation, proactive oversight, and accountability—protecting both the asset and the people involved.

Married for 46 years, with five children and seven grandchildren, Susan brings her parental style into a practical, grounded leadership approach—focused on accountability, clear expectations, and doing things right the first time.
