Seth Carpenter serves as the Senior Vice President of Development for Republic Property Group, where he oversees all acquisition, entitlement, and development activities across the company’s portfolio. He is responsible for ensuring the highest quality of community design and construction, including the selection and management of contractors, consultants, and strategic partners.

Carpenter currently leads major projects such as the 1,700-acre Walsh development in Fort Worth, the 1,070-acre Light Farms in Celina, the 1,800-acre Wildwood community in McKinney, and Record Street Residential, encompassing more than 800 built-to-rent single-family homes.

With more than two decades of experience spanning commercial construction, retail development, and project management, Carpenter has built a career on delivering complex projects with precision and vision. Prior to joining Republic, he worked on large-scale retail and mixed-use developments for several of the nation’s leading real estate firms.

A Fort Worth native, Carpenter lives in North Richland Hills with his wife and son. Outside of work, he enjoys training and competing in triathlons alongside his family, as well as spending time outdoors fishing and hunting.
