Mr. Pettinelli has 25 years of expertise in real estate investments & development, spanning real estate sectors such as SFR portfolio growth, commercial real estate, multi-family, & hotels. Throughout his career, he has held leadership roles in corporate settings, with a strong focus on real estate capital markets, business development, financial modeling, asset management, operations, & investment strategies aimed at maximizing values & returns. Over the past 15 years, Paul's primary focus has been on institutional SFR, where he has contributed to the acquisition, development, operation, consultation, or provision of services for approximately $3.5 billion in SFR assets.

In 2009, Paul founded Ashley River Property Management & Pett Investments, both dedicated to underwriting, acquiring, wholesaling, renovating, & managing SFR investments, particularly in response to the 2008 financial housing crisis. During this period, Paul also played a pivotal role in expanding the SFR & Commercial Investment Division of Carolina One Real Estate, ultimately facilitating the sale of his portfolio & clientele to the firm.

Subsequently, Paul joined Conrex as the founding Director, spearheading the growth of the company to 8,000 homes & $880MM in capital deployed from 2012 to 2019. Under his leadership, Conrex successfully implemented operating procedures to acquire, renovate, stabilize, & leverage a significant portion of the total capital stack. Notably, his efforts led to the successful exit of 1,200 homes in the original fund, acquired by Angelo Gordan in 2018.

Following his tenure at Conrex, Paul served as the CFO for Caphaven from June 2019 to June 2020. In this role, he introduced financial & asset management standard operating procedures (SOPs) tailored for scalability in SFR & multi-family properties. These controls facilitated the expansion of the portfolio to 1,000 doors with minimal overhead & increased profitability, reaching a total AUM of around $110MM.

In June 2020, Paul founded Nautic Real Estate Group, focusing on expanding the firm's real estate holdings, launching new developments, & providing best-in-class advisory services to partners & institutional investors. Nautic RE Group operates nationally, specializing in residential development & asset management.

In recent years, Paul and his firm have undertaken several notable projects, including the development of NNN SFR as a niche investment, scattered-site custom and luxury home developments, and ground-up townhome developments.
