Katie Cappola is Vice President of ESG at Madison International Realty, a global real estate private equity firm with ~$6 billion in assets under management. She oversees ESG strategy, climate risk integration, and investor reporting across a 1,000-building global portfolio, with a focus on embedding physical and transition risk analysis into underwriting, deal sourcing, and asset management decisions.

Katie built Madison’s sponsor engagement and benchmarking program, which she uses to drive ESG performance across 40+ operating partners and serves as the firm’s primary ESG contact for institutional investors. Her work sits at the intersection of climate risk, investment value creation, and stakeholder alignment — translating evolving regulatory and environmental pressures into actionable strategy for a direct secondaries platform. Prior to Madison, Katie held ESG and sustainability roles at Empire State Realty Trust and Jones Lang LaSalle. She serves on the INREV ESG Committee and ULI Responsible Investing Council and holds LEED GA and WELL AP credentials.
