James M. Davis built Awarded after his proposals secured contracts with the City of Los Angeles and the City and County of San Francisco. He leads RFP strategy and proposal development for property management firms acquiring government and institutional contracts.

With 18 years in operations; James has implemented new software across portfolios, doubled unit counts, and expanded property management firms into new markets. As Regional Vice President at Bell Properties and former Interim COO at his previous firm, James led multi-market expansion, modernized maintenance and operational systems, and implemented EOS-based management frameworks. He developed the high-performance SOPs now used across multiple property management firms.
