Tim Blair is a Founding Partner of Heartwood Investments, where he provides leadership across the firm. Heartwood Investments is a real estate investment management firm focused on the development and management of high-quality, urban infill, purpose-built rental housing.

Heartwood currently has a development pipeline of approximately $2 billion, representing 3,000 residential units. The firm’s approach emphasizes long‑term value creation through architecturally compelling, resilient, and energy‑efficient buildings that enhance the built environment and help create thriving communities.

Tim brings nearly 20 years of experience in real estate investment banking and private equity, having completed over $8 billion in transactions for complex commercial and mixed-use residential developments across the Americas and Europe.

He is a graduate of the School of Planning at the University of Waterloo, where he regularly serves as a guest lecturer, and holds an MBA from the Richard Ivey School of Business at the University of Western Ontario.
